My nearest NT property; around 9 miles from me. The gardens are home to the National Collection of pre-1900 old-fashioned roses, which reach their peak in June. On several days in June the gardens are open until the evening to allow visitors to enjoy the scents at their best.

Oh I'd love to have a wonder through the rose gardens... but this shot of the handsome building will suffice for now!
Alan: I was thinking of cycling there today but instead I'll head to the coast; slightly less hot there.
Had a brief visit to Mottisfont when the house was closed. It is a handsome place
Alan: I don't normally go into such houses but I do enjoy the grounds - and the cafe. I did venture inside once to see an exhibition by Lord Snowdon.

Alan: We so have some fine old houses here as you do with the chateaux.
I should think Philine would enjoy a visit here Alan. Is it always nine miles from you, no matter where you are?
Alan: The funny thing is that it is always nine miles from me as long s I am none miles for it.
I would be here every day in June then, it being so close.
Alan: I'll go up one evening towards the end of the week; it's far too hot at the moment for a daytime visit.
What a wonderful idea! Pity it is so far from us!
Alan: I know you have many delightful properties close to you, though, Tom.
Tjis is a fine looking old house. Have you notices whenever one gets people in such pictures you realise when you get home and look at it that some so and so's wearing red!
Alan: Haha!! yes, that seem to be the case unless you want them in the shot in which case they are wearing anything but red.

This looks fabulous, what a well kept property and lawn. No doubt that many people will come here and have great time.
Alan: It is very popular and I was lucky to get this near closing time so many people had already left for the day.
